DOC was the lead on the 1.9 million acquisition of two parcels on the corner of Second and Hendry in the Historic District of Fort Myers. The site consists of a two story office building and a 10,000 square foot parcel for future development. DOC Hospitality is currently managing the asset which is 100 percent occupied. A new seven story office building is in the design phase and is scheduled to break ground in the fall of 2007. |

Holiday Inn

DOC negotiated the purchase sale agreement and closed on this 126 room Quality Inn Hotel in Southwest Florida. The project has completed a 3.5 million dollar renovation to meet and exceed Holiday Inn Standards. The renovation included a remodel of the exterior, guest rooms, lobby and restaurant areas as well as replacement of the furniture, fixtures and equipment. This property also includes Char Grillhouse, an innovative eatery operated by Australian restaurateur, Stephen Hyde. With a menu that's available all day, Char will incorporate the predominantly meat style restaurant with a cross of "family-style-meets-chic". Local and international seafood will also be available, char-grilled style of course. |

Hotel Indigo

DOC is currently under construction on a 70-room, $11 million Hotel Indigo located in the heart of historic downtown Fort Myers, Florida. This stylish boutique brand will be the first new construction hotel in the Historic District and the first Hotel Indigo in the area. The Hotel Indigo brand was recently launched by Intercontinental Hotels Group. It is the first multi-story project of its kind, centrally located in Fort Myers' newly formed historic and scenic River District. The hotel will provide guests direct access to the Boston Red Sox Spring Training Camp. The hotel will include 60 oversized guest rooms, 10 suites, fitness center and rooftop outdoor pool and spa. It will feature two lounges servicing the property: the first floor bar overlooking the Banyan tree in front of the historic Lee County Courthouse and the rooftop bar, servicing guests poolside, offering spectacular sunset views of the Caloosahatchee River. |

This mixed-use project will boast a 123-unit Staybridge Suites by Intercontinental; 17,000 square feet of retail space, 31 private residences and 2 levels of parking. The site is strategically located in the heart of the entertainment district at the corner of Water and Juneau Streets in downtown Milwaukee. The Staybridge Suites will be located on the fourth to ninth floors. The hotel will offer extended stay suites, a state-of-the-art fitness center and full breakfast menu prepared daily by an in-house chef. The top two floors will consist of 30 private residences ranging from 850 square feet to over 2,000. Owners will have a private elevator lobby, valet parking, and complete access to the hotel amenities including the daily breakfast buffet and weekly manager's reception. DOC has partnered with S. Rock Development for the sole purpose of acquiring and developing a 10 acre parcel of land adjacent to Slippery Rock University for a hotel, themed restaurants and other commercial businesses. The focal point of the development will be a 65 room hotel. |

DOC acquired a site on the heavily traveled US 41 near downtown Fort Myers for the development of a restaurant. The project will start construction in April of 2007. Financing has been secured and has a long term lease with a multi-unit operator of Dunkin Donuts. |
